About Sublimity
Sublimity sits at a slightly higher elevation than neighboring Stayton, positioned on a gentle rise above the North Santiam River valley where the Willamette Valley transitions into the Cascade foothills. The terrain around Sublimity is gently rolling to moderately hilly, with the land rising gradually to the east and south toward the foothills. Soils in the Sublimity area include Jory silty clay loam on the higher ground, Nekia silty clay loam on steeper slopes, and Woodburn silt loam on the lower areas toward Stayton and Aumsville. The clay-heavy foothill soils require careful attention during construction: proper compaction, drainage engineering, and foundation design are essential to ensure long-term stability. Our crews have extensive experience with these transitional soils and adjust site development plans accordingly for every Sublimity-area project.
The City of Sublimity manages its own planning and building permits within city limits, while surrounding properties fall under Marion County Planning Division jurisdiction. Sublimity has experienced steady residential growth as families and workers from the Salem metro area seek affordable housing in a quieter, more rural setting. The city has residential zones where manufactured homes are permitted, and the rural parcels surrounding town on county land are popular locations for manufactured home placement on larger lots. We handle all permitting for Sublimity-area projects, coordinating with city staff within the city limits and with Marion County for properties in the surrounding unincorporated areas.
Sublimity and Stayton function as a paired community, sharing the North Santiam School District, commercial services, and community identity. The two towns are connected along Sublimity Road and Highway 22, with residential development filling in between them. Within Sublimity, neighborhoods along Starr Street, Sublimity Road, and the newer developments on the south and east sides of town see active construction. Rural properties along Fern Ridge Road SE, Victor Point Road, and the roads between Sublimity and Aumsville are common locations for manufactured home installations. Sublimity Heights, the elevated area south of town, offers properties with views of the Cascade foothills and the Willamette Valley below.
From our Jefferson headquarters, Sublimity is approximately 30 minutes east via Highway 22, just slightly farther than neighboring Stayton at about 23 miles. Our crews regularly service the Stayton-Sublimity corridor and are well-acquainted with the area's terrain, soil conditions, and local infrastructure. We provide Sublimity property owners with our complete service lineup: manufactured home installation, site development, foundation construction, septic system installation, excavation and grading, ADU construction, garages and pole barns, demolition, permit coordination, and tie downs & seismic retrofitting.
Sublimity's appeal lies in its combination of small-town community, proximity to outdoor recreation in the Santiam Canyon and Cascade foothills, and relatively affordable land compared to Salem and its closer suburbs. The community's connection to Stayton provides access to schools, shopping, and services while maintaining its own distinct identity. Manufactured homes are a practical choice for Sublimity-area property owners, whether placing a new home on a rural parcel with Cascade views or replacing an older home within the city. 3-A Construction, LLC understands the Sublimity community and delivers the same reliable, comprehensive construction services that have made us one of Oregon's top-rated contractors over more than two decades.
