Excavation and grading are the backbone of every construction project, and getting them right determines the success of everything built on top. 3-A Construction, LLC has provided excavation services across Oregon for over 20 years, operating a fleet of excavators, bulldozers, skid steers, and compaction equipment. Whether you need a building pad cut into a hillside, utility trenches dug to code, or an entire property cleared and graded, our team has the equipment and expertise to handle it.
Building pad preparation is one of our most common excavation services. For manufactured home installations, the building pad must be cut to precise dimensions, graded to specific elevations, and compacted to engineering standards. Improper pad preparation leads to settling, foundation failure, and drainage problems that are expensive to fix later. We use laser-guided grading equipment and compaction testing to ensure every pad meets the required specifications.
Utility trenching is another critical service we provide. Water lines, sewer or septic connections, electrical conduit, and communication cables all require trenches dug to specific depths and grades. We trench to Oregon code requirements, install bedding material where needed, and coordinate with utility providers and inspectors to ensure every connection passes inspection.
Drainage is a constant concern in Oregon's wet climate. Poor drainage around a manufactured home leads to standing water, foundation damage, and septic system problems. We design and install French drains, curtain drains, swales, culverts, and stormwater management systems to direct water away from your home and foundation. Proper drainage planning during the excavation phase prevents costly problems for years to come.
We also provide land clearing services for properties with heavy brush, trees, stumps, and debris. Our equipment handles everything from selective tree removal to full-scale clearing of overgrown lots. We dispose of or process all cleared material and leave the site ready for the next phase of construction.

Frequently Asked Questions
What equipment do you use for excavation?
We operate a fleet of excavators, bulldozers, skid steer loaders, backhoes, and compaction equipment sized for residential and rural projects. We select the right equipment for each job based on site access, soil conditions, and the scope of work. Our operators have decades of combined experience.
Do I need to call 811 before you dig?
Yes, and we handle this for you. Oregon law requires that underground utilities be located and marked before any excavation begins. We contact the Oregon Utility Notification Center (811) as part of our standard process to ensure all buried utilities are identified and protected.
Can you grade a sloped property for a manufactured home?
Yes. We regularly prepare home sites on sloped terrain using cut-and-fill grading techniques, retaining walls, and engineered fill. We evaluate the slope, calculate earthwork volumes, and develop a grading plan that creates a level pad while managing drainage and soil stability.
How do you handle drainage on a home site?
We design drainage solutions during the grading phase, incorporating surface grading that directs water away from the home, subsurface drains such as French drains and curtain drains, culverts for driveway crossings, and swales to manage stormwater. Oregon's rainfall demands that drainage be addressed from the start.
Do you do small residential excavation jobs?
Yes. While we handle large site development projects, we also take on smaller jobs such as trenching for utilities, grading for drainage correction, driveway repair, and small clearing projects. No job is too small if it needs to be done right.
What happens to the dirt and debris you remove?
Excavated soil is typically used on site for fill, grading, and backfill whenever possible. Excess material, brush, stumps, and debris are hauled off to appropriate disposal or recycling facilities. We include disposal costs in our estimates so there are no surprise charges.
